The site environment is hugely challenging, being bounded by some of London’s most congested and polluted roads; the M4 / A4, North Circular as well as a railway freight line. As a dense mixed use scheme, careful planning and integration between uses was necessary to successfully blend the myriad of uses. We also were tasked with designing an entirely new offering — a Technology Showcase to act as a platform for brands to exhibit future innovation, especially around mobility.
We designed the masterplan to buffer noise and pollution through placement of the Technology Showcase directly alongside the M4 / A4 offering a ‘window to the world’ for passing traffic to view the unique Technology Showcase. Three residential towers were setback from the M4, elevated three storeys above the North Circular and sheltered by a vertical green wall spanning the perimeter of the amenity podium level. Greenery throughout the scheme was strategically placed to help purify the air and provide proven wellbeing benefits from green spaces.
The project has secured planning after a lengthy period of local authority and community consultations.
