Commercial strategy for the retail, dining and duty-free redevelopment

Benoy’s Commercial developed the commercial strategy for the S Concourse Evolution at Seattle-Tacoma International Airport (SEA) designed by AECOM and HOK. The seven-level international concourse was constructed in 1973 as the South Satellite and had not seen significant updates since the 1980s. The Port of Seattle-led modernisation of the facility repurposes the vacated Federal Inspection Services spaces into duty-free, dining and retail concessions, with construction completion targeting 2031.

Commercial strategy across the passenger experience

Benoy’s scope covers the commercial strategy for the concourse’s premium lounge space plus dining, retail and duty-free facilities. The analytical approach draws on the S Concourse’s forecast passenger composition, evolving consumer and retail market trends, and the airport’s overall commercial performance to define the commercial proposition and experience for the redeveloped concourse.

A staged engagement from pre-design to schematic design

The work covered a range of services, from passenger forecast review, commercial performance evaluation, high-level proposition and experience, through to commercial space and mix requirements, initial planning option evaluation, commercial space and phasing requirements, retail plan evaluation, and revenue modelling. Deliverables include commercial space guidelines by sub-category, tenant mix guidance and unit-level revenue forecasting, integrated with the wider AECOM-HOK design team.
