Three of John F. Kennedy International Airport’s terminals are undergoing a modernisation programme. Benoy’s engagement spans work for Terminal, Terminal 8, and the Terminal 6 modernisation programme.

Three engagements sharing a consistent analytical foundation

At Terminal 1, the work covered a full commercial strategy including trading dynamics, passenger profiles, commercial space and mix requirements, and business plan evaluation for URW’s master concessionaire operation. For Terminal 8, the team conducted an external commercial evaluation of spend potential and space requirements for URW’s 2022 to 2036 concession renewal, and at Terminal 6, a strategic passenger insight study informed the commercial strategy, planning and leasing for the new retail and food and beverage space.

Methodology across passenger insight, space and revenue

Across the three engagements, the analytical approach drew on Benoy’s proprietary RetailFX and GlobalFX audit frameworks, bespoke commercial space supportable and revenue models, primary consumer research, and catchment analysis. A set of commercial strategies and analytical evidence bases was devised to match each terminal’s specific concession, operator and passenger context.
