Solution
Ports of Jersey appointed Benoy to undertake a feasibility study providing a roadmap to optimise the 1937 Arrivals Building at Jersey International Airport, one of the Channel Islands’ most significant aviation heritage assets. The study covers the 1937 building and all associated existing spaces, assessing operational needs, potential extensions, and the building’s relationship with adjacent structures. The design team also considered how proposed adjustments may affect the future forecourt design and explored innovative interventions including the potential removal of the entrance portico to enhance building functionality.
Revealing the heritage asset
Benoy conducted a thorough analysis of current building operations, identifying opportunities to improve passenger and meet-and-greet experiences and employee welfare. The proposal retains listed and operationally essential spaces while recommending demolition of non-listed and underutilised areas, a strategy that reveals the heritage building in its clearest form. The resulting accommodation plan incorporates commercial units, a seasonal group lounge, a VIP lounge, a substation, car rental, and office spaces within the retained fabric.
The proposed option delivers clear financial benefits alongside improvements to public realm and passenger and staff experience. Supported by a high-level cost and non-financial benefit analysis and a realistic delivery plan, the solution honours the heritage of the 1937 building while optimising its long-term operation.
