Commercial strategy for the expansion of Terminal A
Monterrey International Airport is the fifth-largest airport in Mexico, handling over 11 million passengers a year. Following a revision of the airport’s master development programme, architects OMA designed a new expanded Terminal A, increasing capacity in line with forecast passenger growth. Benoy was commissioned to lead the commercial strategy work for the expanded terminal.

Passenger research, performance review and forward modelling
Benoy evaluated Monterrey’s existing passenger profile, commercial offer and performance metrics, and assessed the airport’s trading performance at unit level to identify gaps. A primary passenger survey, and bespoke commercial space model identified future space requirements for the expanded Terminal A, with planning options for each zone. A tenant strategy then defined the subcategory mix, supported by a bespoke revenue model that identified the income potential of the new commercial estate.
