The main challenge was designing an apartment complex appealing to Indonesians, as locals culturally favour landed houses as opposed to an apartment, especially with the affordable land prices outside Jakarta. The irregular-shaped 4.3‑hectare site with a 50% buildable area added to the difficulty.
To address this, Benoy collaborated closely with the client, PT. Alam Sutera Realty Tbk., to develop a thriving community that maximises the number of residential blocks while providing adequate privacy and shared spaces. The goal was to offer residents a luxurious landed style living with an exclusive blend of amenities, lifestyle facilities, cultural context, and aesthetics.
The result is a charming and tranquil living environment that offers residents a private and close-knit community surrounded by nature, reinforcing a sense of place and providing wellbeing for the people who live there.
LLOYD by Alam Sutera is designed as a tranquil retreat with various amenities such as a gym, swimming pools, kids’ playground, BBQ corner, basketball court, and a jogging track. The ground floor carpark directly under the residential block provides direct sheltered access to the lift and the units, blending landed style living with apartment amenities.
