Commercial space planning, strategy and revenue forecasting for Europe’s busiest airport
For over 10 years, our Commercial Strategy and Advisory team has supported Heathrow Airport on multiple projects. Our recommendations have supported 50% forecast increase in total revenue gain between 2020-50.

At Terminal 2, we were asked to undertake an in-depth analysis of the space requirements for the second phase of of its redevelopment and evaluate potential the planning options developed by its appointed design team. We conducted an in-depth evaluation of forecast passenger compositions to understand how changes in the airline mix and passenger profiles would impact spending potential and associated space demand. This was accompanied by a detailed analysis of existing commercial performance at the individual unit level to determine opportunities for improved future performance in the context of both local and global benchmarking.

We developed a bespoke space and revenue model to determine the optimum quantum of commercial space and forecast sales and income projections. We also evaluated design options produced by Heathrow’s appointed retail architects in terms of commercial potential and possible impact on passenger satisfaction.

Our strategic output enabled Heathrow Airport and its design team to determine the optimum space requirements for the terminal in the context of the passenger profiles and traffic forecast. Our detailed evaluation of the planning options provided valuable input to assist with selecting and developing the best plan and commercial space configuration for the terminal, balancing the needs of passenger satisfaction while maximising revenue potential.
