Analysing space requirements for Terminal 2
At Terminal 2, Benoy undertook an in-depth analysis of space requirements for the second-phase redevelopment and evaluated planning options developed by the airport’s appointed design team. The work included an evaluation of forecast passenger compositions to understand how changes in the airline mix and passenger profiles would affect spending potential and associated space demand, alongside a detailed analysis of existing commercial performance at individual unit level to identify opportunities for improved future performance set against local and global comparators.
Modelling space, sales and income
A bespoke space and revenue model was developed to determine the optimum quantum of commercial space and forecast sales and income projections. Design options produced by Heathrow’s appointed retail architects were evaluated against commercial potential and the likely impact on passenger satisfaction.
Informing the terminal’s commercial configuration
The strategic output enabled Heathrow and its design team to define the optimum space requirements for the terminal in the context of passenger profiles and traffic forecast. The evaluation of planning options informed the selection and development of the best plan and commercial space configuration, balancing passenger satisfaction with revenue potential.
