A walkable mixed-use district in Almaty’s Tian Shan foothills
The BION mixed-use development in south Almaty sits in the foothills of the Tian Shan mountains. The concept scheme designed by Benoy combines retail, A+ office space, leisure and entertainment with a landscaped public realm carrying green coverage across more than one third of the site. City-wide height restrictions preserve the connection to the mountains, giving the site uninterrupted views of the surrounding terrain. Once complete, BION is expected to accommodate around 12,000 people.

A spiral circulation route rising through the site
The design is organised around a spiral circulation route that rises through the centre of the site, connecting sunken event, leisure and retail plazas to the office spaces above. The continuous spiral forms the geometry of the retail hub: a continuous loop that removes dead ends, supports intuitive navigation and keeps every store visible from the pedestrian routes. Above the retail hub, a geo-grid crown structure supported by expressive columns takes its form from the Shanyrak, the circular crown of a traditional Kazakh yurt and a national symbol of home, unity and heritage.
Materials and public realm drawn from the mountain landscape
The project’s massing and materials reference the dramatic surrounding mountain landscape. Cut-out light wells bring daylight into the lower levels, and the rooftop public realm gives panoramic views back to the peaks. 26 façade typologies are integrated into a single composition, with limestone cladding providing solidity that echoes the mass of the distant mountains. Local planting supports biodiversity across public and private roof gardens, while the public plazas are designed as venues for artwork by Kazakh and international artists.
