Suzhou Central Begins to Take Shape: A New Waterfront Landmark on the Bank of Jinji Lake

August 2024 marked the completion of the main structure of Suzhou Central, a mixed-use waterfront development by Benoy. Two years on, the scheme is now clearly established along the Jinji Lake waterfront, with construction continuing at pace ahead of its planned opening in 2027. 

Located within Suzhou Industrial Park, Suzhou Central occupies a prominent position at the centre of an emerging business and cultural quarter on the east bank of the lake. Jointly developed by HongKong Land and Yuanrong Development Group, the scheme encompasses a site area of 48,000m2 and a gross floor area of roughly 190,000m2.

The design draws inspiration from the historically significant Gusu Prosperity Map by Xu Yang, a Chinese painter in the Qing Dynasty. Drawing on the depiction of commercial and civic life in the artwork, the scheme seeks to blur the boundary between mall and street. Terraced high streets are folded into the buildings stepped form, creating a development that melts into the surrounding city and lakeside setting. The design carefully integrates long-standing Jiangnan cultural heritage, modern aesthetics, and international retail narratives. 

Bringing together retail, hospitality, culture and leisure, the project will sit alongside key destinations including the Mandarin Oriental Hotel, Suzhou Contemporary Art Museum, and the Suzhou Eye Ferris Wheel. Public terraces, pedestrian routes, and waterfront viewpoints woven throughout the scheme support a vibrant mix of user experiences. 

A key consideration throughout the design process has been balancing commercial requirements with a strong sense of place. The scheme combines contemporary architecture with references to Suzhou’s cultural heritage, creating a destination that responds to both its urban context and natural setting.

Rooted in the character of Jinji Lake and the wider cultural identity of Suzhou, Suzhou Central aims to become an important new civic and commercial destination for the city. As construction progresses towards completion, the project will contribute a new waterfront quarter that brings together culture, tourism, hospitality, and everyday urban life.
