Benoy new project: Grand opening of Jinmao Lanxiu City project – Qinwang Water Street

A new urban focal point

On 30 September, the first phase of Jinmao Lanxiu City project – Qinwang Water Street officially opened. Jointly developed by China Jinmao and Hangzhou Fuyang Urban Construction Group, the project marks a major milestone in the development of a new urban focal point, known locally as the City Eye’.

As the commercial component of this mixed-use complex, Benoy delivered both architectural design and commercial planning, creating a bespoke scheme that reinterprets traditional water-town heritage through a contemporary retail lens and ushers in a new era of micro-vacation consumption in Fuyang.


Strategic location and connectivity

Situated in the Qinwang Plaza precinct of Fuyang District and overlooking the Fuchun River, Qinwang Water Street enjoys seamless connectivity via metro, tunnel and bus networks. 

Positioned as a future gateway between Hangzhou’s main city and the riverfront, the development is part of the larger Jinmao Lanxiu City project, which will also feature a five-star hotel, super high-rise office tower, premium residences, a science and technology museum, and a civic plaza.


Inspired by Cultural Heritage

Spanning 45,000 sqm with a 430-metre riverfront, Qinwang Water Street draws inspiration from Dwelling in the Fuchun Mountains, the celebrated Yuan dynasty landscape painting by Huang Gongwang. The design reinterprets traditional Chinese architecture in a contemporary form, weaving local elements such as timber tones, brick walls and pitched roofs into a modern urban streetscape. Shallow water features flow the length of the district, with riverside buildings staggered along the waterway. Cross-passage canopies, alfresco seating, and integrated art installations soften the rigidity of conventional retail, creating an open street experience — water as the thread, with new scenery revealed at every step.


Retail and lifestyle destination

As a lifestyle destination, the development introduces more than 70 tenant brands, with over half making their debut in Fuyang. Among these are more than 40 first stores — from national debuts to Zhejiang, Hangzhou and Fuyang exclusives. The tenant mix combines distinctive newcomers with regional first outlets of established dining chains, infusing international style while celebrating local favourites to redefine Fuyang’s commercial landscape.


A vibrant night economy

To meet rising demand for nightlife, Qinwang Water Street incorporates a diverse mix of evening venues including bars, pubs, live houses and KTVs. This ensures the district remains active from dusk until late, injecting youthful energy and evolving in step with urban life. The project also introduces more than 10 exclusive photo spots and over 30 national debut installations, offering visitors fresh opportunities for interaction and shareable experiences.


A 24-hour cultural and creative district

From planning to delivery, the design team centred on integrating nature, culture and commerce, shaping Qinwang Water Street as a 24-hour cultural and creative district. It is at once a destination for dining, retail and cultural experiences; a riverside venue for leisure and social connection; and a key gateway for Fuyang to engage with Hangzhou’s evolving consumer landscape.

Qinwang Water Street marks a new chapter for Fuyang, a vibrant urban waterfront where heritage and modern living come together, redefining the city’s destination experience.
