New Benoy project: Dishui Lake Financial Bay (Phase 2)

A mixed-use commercial development by the lake, blending modernity, sustainability, and urban connectivity.

Dishui Lake Financial Bay

After almost two years of meticulous planning in collaboration with the client, Shanghai Lin-gang Special Area Economic Development Co., Ltd, Benoy has unveiled the final blueprint design of the new commercial development near Dishui Lake in Lin-gang, Shanghai. Responsible for masterplanning and architectural design, Benoy provided comprehensive consulting services, from initial planning to final architectural design.

Background

The Lin-gang Special Area serves as a free trade zone, featuring a collection of visionary policies aimed to enhance trade between China and the global community.

Enveloping the scenic Dishui Lake, the area comprises an array of evolving commercial developments that have expanded from the lake’s western shores to its eastern fringes. This latest project is situated adjacent to the Dishui Lake inner ring road, in the heart of the Financial Bay (Phase 2).

Mission and vision

Situated in a prime location adjacent to the central business district of Dishui Lake, the project will house a combination of upscale offices, multifunctional spaces, as well as mid to high-end retail and leisure facilities.

Overview of plan

The plan consists of two plots, with buildings reaching heights of 40 and 50 metres. The street-facing façades will maintain a frontage ratio of 70%, representing the façade’s length as a percentage of the street frontage.

Design strategy

The complex consists of a spacious, expansive area surrounded by an arrangement of taller buildings designed to blend harmoniously into the surrounding urban landscape.

Beyond office spaces, the complex will also accommodate a shopping mall, a retail street, a sunken plaza, an underground retail space, and an innovative energy centre’.

Design process

The arrangement of the 8 office towers will follow a symmetrical pattern around the north-south axis, crafted to optimise panoramic view within the confined space. Alongside a viewing platform and a multi-storey vertical garden, each tower will seamlessly integrate natural design elements into the surrounding architecture of the Lin-gang Special Area.

The shopping mall, located at the south side of unit 29 – 01 and adjacent to North Shui Yun Road, boasts a sleek, minimalist design. Its glass façade, adorned with elegant aluminium and ceramic panels, will house charming boutique stores. Along the Bingang Avenue, the eastern section of the mall will feature a large LED glass display, offering a glimpse into the interior.

The street front features an expansive entrance area that provides an optimal view of both the interior and the glass-fronted shopping mall behind. Along the south side of the complex, along North Shui Yun Road, an inviting façade entrance area is designed to facilitate the movement of people. Inside, an array of engaging and interactive themed spaces will be housed, each featuring a stylish, minimalist design.

Sunken plaza

Nestled at the centre of the complex, a sunken plaza spanning 2,000 square metres will be surrounded by an underground retail space. This integration will seamlessly link to the other levels of the complex.

Multifunctional spaces

The office towers, shopping mall and outdoor retail spaces will be connected via a north-south corridor lined with leisure, sports and learning facilities, offering visitors an unparalleled shopping experience.


Rooftop spaces

The complex will also showcase a selection of rooftop facilities tailored for visitors and professionals. These offerings include a children’s play zone, sports facilities, a platform for new product launches, and an illuminating light show.

The complex will also house Shanghai’s inaugural all-electric energy centre’, which will be positioned atop the roof of the shopping mall with a captivating design.

The futuristic design encompasses an exterior wall adorned with rotating vertical elements, painted in a spectrum of blue hues. These elements will pivot in 7 different angles, offering stunning visuals while facilitating efficient ventilation and heat dissipation. This ingenious design will transform the equipment room into a highlight of the entire complex, combining artistic concepts with eco-friendly design principles.

Shanghai’s Green Milestone

Serving as Shanghai’s first all-electric district energy system, the energy centre stands as a hallmark of the complex. Spanning an area of 2.4 sq km, it will provide an eco-friendly and stable supply of energy to neighbouring residents, retail and office spaces.

Finance Innovation Valley Coming 2025

Benoy is honoured to have been involved in the planning of this cutting-edge project in one of Shanghai’s fastest growing financial districts. Finance Innovation Valley (Phase 2 of Dishui Lake Financial Bay) is due to be completed in 2025.
