Designed by Benoy and developed by PT. Designing a Successful Community for Locals
The main challenge was designing an apartment complex appealing to Indonesians, as locals culturally favour landed houses as opposed to an apartment, especially with the affordable land prices outside Jakarta. The irregular-shaped 4.3‑hectare site with a 50% buildable area added to the difficulty. To address this, Benoy collaborated closely with the client, PT. Alam Sutera Realty Tbk., to develop a thriving community that maximises the number of residential blocks while providing adequate privacy and shared spaces. The goal was to offer residents a luxurious landed style living with an exclusive blend of amenities, lifestyle facilities, cultural context, and aesthetics.
Community-inspired Design: Embracing the ‘Kampung’ Spirit
LLOYD by Alam Sutera’s design draws inspirations from the ‘kampung’ spirit, reflecting the communal unity and neighbourliness in Indonesia’s humble village past. The buildings are nestled in lush greenery and constructed with traditional red brick materials. The central courtyard is the development’s heart, featuring the clubhouse, gym, and swimming pool, while other courtyards offer exploration opportunities. The result is a charming and tranquil living environment that offers residents a private and close-knit community surrounded by nature, reinforcing a sense of place and providing wellbeing for the people who live there.
Comfortable and Tranquil Living
We prioritised ensuring thermal comfort for residents, given Indonesia’s tropical location. Our design philosophy emphasised natural ventilation and daylight in all units and common areas. Large windows provide wider views, cross ventilation, and maximum daylight. Private balconies overlook the garden, courtyard, and pool, while open ground floor spaces serve as parking areas and improve wind flow.
LLOYD by Alam Sutera is designed as a tranquil retreat with various amenities such as a gym, swimming pools, kids’ playground, BBQ corner, basketball court, and a jogging track. The ground floor carpark directly under the residential block provides direct sheltered access to the lift and the units, blending landed style living with apartment amenities. LLOYD by Alam Sutera challenges traditional high-rise architecture and seamlessly integrates with nature with around 70% of the property dedicated to green landscapes.
Maximising Residential Blocks with Serrated Edge Design
The development features a serrated street edge design that comprises a continuous loop of building blocks, providing a home for 22 residential blocks. The blocks are placed along the periphery to maximise their quantity and are positioned strategically to create a serrated effect and prevent a monotonous, wall-like appearance. Each residential block is six stories tall, which helps maintain a sense of human scale and privacy.
The Epitome of Luxury and Sustainable Living
To ensure sustainability, we used locally sourced, thermally efficient bricks as our primary façade material due to its durability, low-maintenance, recyclability, and low-carbon footprint properties.
LLOYD by Alam Sutera’s extensive amenities, stunning design, and prime location make it a highly desirable address as all units are sold out within short time, which speaks to the development’s exceptional quality and appeal.
In addition, the development gained widespread acclaim following the visit of President Jokowi, the Indonesian President and Suharso Monoarfa, the Minister of National Development Planning. Both dignitaries praised the project’s low-rise residential concept and acknowledged its suitability with the visionary plans for the upcoming New Capital.
