Benoy Reveals Designs for New Residential Neighbourhood in Seoul, South Korea

Benoy is delighted to share the new vision for a residential neighbourhood with retail, cultural and community buildings in Seoul, South Korea in close collaboration with Dawon & Company and YNP Engineering. Dunchon Apartment Development is composed of 1.2 million square meters of residential, 34,000 square meters of retail, and 15,000 square meters of public functions.

By delivering architectural design and providing a diverse mix of living, retail and culture, the proposed design anticipate the holistic revisioning of the private residential development without changing the structure already under construction.

Designed with placemaking in mind, Benoy aspires to shape a diverse streetscape while encouraging the formation of micro communities. Considering the pedestrian experience first and foremost, the team utilizes digital analysis methods such as pedestrian flow simulation or human comfort analysis to define streets and squares of varying qualities and use across the large masterplan. 

These diverse qualities are reinforced by the revisioned façade design of the 85 residential towers: re-articulating the façade of the large wall like volumes of the towers to introduce a sense of human scale. Using softly changing colours across the masterplan to define zones and help with wayfinding. The zones are further diversified with the addition of 16 cultural and community buildings and 2 retail centres, 

Gregory Kovacs highlighted, It is a great example of how a series of literally superficial interventions (as the structure is already built) can still achieve something profound. Completely changing the perception of the whole area; transforming how people interact with the spaces and with each other. The ultimate goal is to bring people together; to facilitate communities.”

This project envisages reinventing residential development as a dynamic district promoting social engagement and presenting residents with a playful living experience, which not only resonates with future residents’ aspirations but boasts a sense of place.
