Every place we design begins with an organisation, and what they are trying to achieve. Working that out together with our clients has led to decades-long partnerships.

We view all new work as the start of a lasting collaboration.
Benoy has designed Westfield schemes across several countries, most recently returning to Westfield Černý Most in Prague for its interiors in 2025. Nanjing Alibaba Center is the fourth Benoy commission for Alibaba. Wuhan Guanggu Joy City is the third for Grandjoy. Larnaka Airport led to Paphos Airport, and then to a commercial programme across both airports for Hermes. Heathrow Airport has been a ten-year relationship, Bristol Airport a fifteen-year one.
We believe that the daily interactions and experiences good design enables are at the core of what we do. We often design against conditions that resist: Riyadh in June, a stretch of frontage too valuable to give away. What follows is a selection of places that show the results of our collaborations.
18 Cross, Singapore
The building was two-thirds empty and in need of refurbishment. Through adaptive-reuse 99% of the podium was kept, the facade was rearticulated to face the shophouse cluster next door, and planting established on the elevations. Now connected to the MRT, arriving from the station takes you up into the building and out among the shophouses. It reopened as Grade A and fully let, with 23,000 tonnes of embodied carbon still standing in the retained structure.

Wuhan Alibaba Center
A plot ratio of 6.7 leaves very little room for anything that is not lettable. The retail podium, the two towers and a connecting volume were treated as separate pieces locked together, after the Kongming lock, a Chinese wooden puzzle that holds independent parts in place without stacking them. Public routes were cut across the site so that the block can be walked through, and plant was consolidated to the north of the roof, freeing the southern rooftop for public terraces in a district with little green space. 1.2 million visitors in the first year, 40,000 a day through the podium.

Kempegowda International Airport Terminal 2, Bangalore
Every terminal has to decide how much retail it needs and where it belongs. At Terminal 2 our commercial strategy established the right mix, and passengers now spend 45% more per head than at Terminal 1.

ION Orchard, Singapore
At ION Orchard, four of eight retail levels are underground, opening the ground to a public square providing the largest sheltered public space on the street. Above it sits Singapore’s first single-shell facade, resting on two columns shaped as trees, a reference to the orchards the road is named after. Sixteen years on, more than 60 million people a year pass through.
CapitaLand and Sun Hung Kai Properties

Bujairi Terrace, Diriyah
The low-rise buildings that form the outdoor dining destination, were built with three century old mud brick methods, from mud, stone, straw and water sourced nearby. Triangular crenelations and white plaster carry across from At-Turaif on the far side of the wadi. Shade, dense planting and low chiaroscuro lighting keep the terrace usable from midday until late. A million people visited in the first six months.

iAPM, Shanghai
Central Shanghai closed at ten, which left the evening to bars and to home. iAPM was planned to stay open past midnight, with terraces and gardens threaded up through the retail floors providing somewhere to be once the shops have shut. It became the first late-night shopping destination in the middle of the city. The podium let in full, to more than 230 tenants, 60% of them international.
Sun Hung Kai Propertiesz

Westfield London
A working London Underground depot occupied the site, so a replacement was built beneath the ground before construction on the centre could begin. An undulating glazed roof, carried on structural tree columns, filters daylight in the pattern of a forest canopy. Opening in 2008, into a recession, the centre drew 23 million people in its first year, 15% above forecast.

Terminal 4 Changi Airport, Singapore
Terminal 4 added 16 million passengers a year to Changi’s capacity. A 300m glazed Central Galleria links every stage of the journey in a single view, so passengers move through with ease. Half a million plants and over 80 retail and dining outlets make it the greenest terminal at Changi
