A new mid-town for Montreal on a former industrial brownfield at the junction of the Décarie Expressway and Highway 40
Benoy provided architecture and masterplanning for Royalmount, an 86,000m² scheme within a wider 373,000m² mixed-use development on the western edge of central Montreal. Located in the Town of Mount Royal at the junction of the Décarie Expressway and Highway 40, on a former industrial brownfield site, the project is set to be the largest private development in the province of Quebec.

A new mid-town, organised around public realm
Royalmount is conceived as Montreal’s new mid-town: an integrated district combining retail, leisure, hospitality, office and residential uses within an extensive public landscape. Pedestrianised internal streets connect the development to the surrounding city, and an urban park with public art trail of over 60 installations from local and international artists run through the development.
A retail offer at scale, in a Montreal language
Phase 1 brings 170 stores, including around 60 restaurants and cafés, to the development, half of them new-to-market concepts, and including the largest concentration of luxury flagship stores in Quebec. The retail interiors and outdoor promenade reference the character of Montreal’s traditional streets, assembled and detailed in a contemporary architectural language. The development is built to LEED Gold and is targeting operational carbon neutrality.
