Solution

Project Regis is an 11,700 m² (GEA) industrial air cargo transit facility located adjacent to a major UK airport. The single-level transit building is accompanied by two levels of associated offices and a plant level. The site presents multiple design constraints: building height is determined by aviation safety requirements and operational need; bounding highways and adjacent infrastructure, including the airport’s multi-storey car park, limit the development envelope; and a tunnel protection zone for the Piccadilly Line runs through the north-east corner of the site. The project involves careful navigation of multiple stakeholders throughout the design process.

Responding to a constrained site

Building height, massing, and layout respond to aviation safety requirements, operational needs, and site context, while also accommodating compliant HGV circulation, yard space, and emergency access. Continuous engagement with stakeholders and pre-application consultations informed the development of the design at each stage.

Planning authorities considered the building’s scale, appearance, and materials acceptable and well-integrated into the surrounding industrial context, with no major concerns raised. The proposal responds appropriately to its setting through considered scale and massing, high-quality materials, an articulated roof design, façade studies, agreed 3D visuals, and thoughtful landscaping. The development targets BREEAM Excellent and EPC A certification.
