Commercial strategy support across two LAX projects

The engagements span Gensler’s peer review of the Terminal 4 concessions programme, a terminal renovation reaching 30% design at the time of Benoy’s appointment, and the HOK- and Arup-led Automated People Mover (APM) West Station concessions study, a landside concession space within the new terminal-to-terminal transit system.

Two engagements sharing a consistent analytical foundation

At Terminal 4, the peer review evaluated the American Airlines concessions plan at unit and category level, identifying opportunities for LAWA to shape the design during the 30% stage. The analysis covered passenger segmentation, current commercial performance, consumer trend context, a bespoke space supportable model, and qualitative scoring of the American Airlines concession plan alongside Gensler’s proposed improvements. At the APM West Station, the work evaluated the viability of the 50,000ft2 (~4,650m2) concession space across ambitious and cautious space scenarios, with high-level revenue modelling to inform LAWA’s capital investment decision.

Methodology across passenger segmentation, space and revenue

Across both engagements, the analytical approach drew from Benoy’s bespoke commercial space supportable and revenue models, and qualitative plan evaluation against a commercial evaluation matrix and passenger segmentation.
