The second in Benoy’s trilogy of IFS commissions in mainland China
The Chongqing IFS is a 660,000m² mixed-use development in the Jiangbeizui financial district of Jiangbei, Chongqing’s new CBD, positioned at the confluence of the Yangtze and Jialing Rivers with panoramic river views. Developed as a joint venture between Wharf Holdings and China Overseas Land & Investment, the scheme opened in phases between 2016 and 2017. Benoy was appointed as masterplanner, retail architect, and retail interior designer, the second of three IFS commissions Benoy delivered for Wharf Holdings in mainland China, following Chengdu IFS (2014) and preceding Changsha IFS (2018).

Four sites, one masterplan
The site was originally platted as four separate development plots on a hillside in Jiangbei, separated by public roads and significant changes in topography. The masterplan combines all four into a single integrated scheme, resolving the grade changes and road separations to create a highly efficient commercial footprint and a coherent urban presence across what had been a fragmented site. The development sits adjacent to Chongqing City Grand Theatre, the Science Museum, and Central Park.
A boutique retail podium beneath five office towers
The 114,000m² retail podium across three floors is positioned as a boutique luxury offer, with a curated tenant mix of international luxury brands, fine dining, a cinema, and an ice rink, distinct from the larger-format retail at Chengdu IFS. Five Grade-A office towers rise above the podium, anchored by T1 at 300 metres and 62 floors. The Niccolo Chongqing, the city’s tallest sky hotel with 252 guest rooms, occupies the upper floors of T1, completing a programme that combines retail, commercial, and hospitality within a single structure.
