Shanghai CMSK North Garden City X, the latest project in the China Merchants Shekou’s Garden City series, will bring retail, offices and a hotel tower to XinGucheng in Baoshan District, with a direct connection to the metro. Designed by Benoy, the dynamic 285,000-square-metre scheme is due to open in autumn, 2027.


Set where the district’s two main growth corridors meet, the project is planned as the commercial centre of a fast-developing part of North Shanghai. The masterplan opens the site to its surroundings, expanding the public realm and creating routes through the neighbourhood, positioned as the social hub for the wider area.
Connected at every level
Sunken plazas, underground passages, ground-level squares and pedestrian bridges link the mall, retail streets and hotel directly to the metro station, bus network and surrounding streets. Routes at several levels bring people in from every direction, widen the project’s catchment and give local residents a convenient route through the site.



Space for everyday life
Ground-level plazas, tiered sunken courtyards and landscaped streets connect to the surrounding area. The enclosed mall serves everyday necessities, while the open-air streets bring together experiential retail, and dining. Large flexible spaces can host indoor sports, exhibitions and outdoor activities. A consistent architectural language runs from the facades to the detailing, with entrances, atriums and circulation arranged as a clear sequence.


A garden at every level
Insulated Low-E glazing and metal shading are designed to reduce operational emery, and the scheme is targeting China’s 3-Star Green Building certification, the highest rating available. Planting runs throughout, from the sunken plazas and street-level landscapes to roof terraces and gardens, and green walls in the interior atriums.
Qin Pang, Director, Head of Shanghai Studio said: “Garden City X is designed to be part of the neighbourhood from the day it opens, People can walk through it, meet in it and spend a day there, whether or not they have come to shop. That openness is what will make it work, commercially and for the community around it.”
Garden City X marks the next stage of CMSK’s Garden City series and continues Benoy’s work on mixed-use places that connect closely with the cities around them.
